    The B. F. Saul Property Company is looking for an engineer to join their Office and Industrial Property Management team who will perform general maintenance for office centers located in Dulles, Loundon and Tysons Corner areas in Virginia.  This position will respond to service calls from full-service tenants and provide back-up assistance to the engineering staffs at full service properties. An active driver's license with a clean driving record is required, as this position requires driving a company vehicle to the various locations.  

    Duties & Responsibilities


    • Respond to service calls as instructed by Chief Engineer. For example, open mechanical and telephone rooms for contractors and tenants, check problems reported by tenants, perform site repirs ordered by Property Management.
    • Inspect GSA suites. Check light fixtures, doors, locks, glass, restrooms, carpets, mats, floor tiles and sidewalks. Perform necessary repairs. Maintain a stock of all light tubes and other necessary supplies. Notify Chief Engineer and/or Property Manager of any major repairs needed or other issues.
    • Inspect vacant suites. Make sure space is secure, all lights are off and HVAC runs only as necessary to provide freeze protection in winter. Keep entrances and windows clean. 
    • Police all utility closets: Check all locks, fixtures and space heaters. Replace burned-out light bulbs. Sweep up dust or debris.
    • Police trash enclosures and place all trash and debris inside containers.
    • Police roof(s) behind contractors, such as HVAC mechanics, roofers, etc. Ensure hatch is secure, remove any debris from roof and drains, and report any problems to the Property Manager.
    • Police grounds: Remove debris from the grounds, monitor the parking lot and report any damage or problems, abandoned cars or equipment to the Chief Engineer and/or Property Manager. Report burned-out pole light lamps and change wall-pack lamps and clean loading docks. Check irrigation system. 
    • Inspect site and identify general repairs such as broken trash gates, damaged light fixtures, missing or faded signs, trip hazards, broken windows, vandalism, faded or peeling paint, landscaping problems, etc. Procure necessary materials and perform general repairs. Notify Chief Engineer and/or Property Manager of any items that require work by contractors or tenants.
    • Provide back-up assistance for the office buildings to cover scheduled and unscheduled leave.


    • Walk site with Chief Engineer to review repairs needed and work completed to date.
    • Test site lighting and replace lamps as needed. Report any work which requires a lift and/or an electrician to the Chief Engineer and/or Property Manager.


    • Inspect roof on every building. Check all flashing, metal, pitch pockets, parapet wall caps, roof screens, downspouts, goose necks, exhaust fans, walk-pads and antennas. Complete an inspection report and submit to Chief Engineer.
    • Inspect all buildings: Check all caulking, masonry, roof overhangs, signs, sidewalks, asphalt paving, curbs, gutters, landscaping, glass, lighting, trash enclosures, stair rails, doors, fire sprinkler monitoring, extinguishers, etc. Complete an inspection report and submit to Chief Engineer.
    • Check all electric and water meters. Provide meter readings as instructed by Chief Engineer.


    • Perform quarterly sprinkler test and inspection with contractor. Report results of the test to the Chief Engineer.
    • Ensure fire sprinkler monitoring service has inspected its equipment.


    • Adjust time clocks.


    • Perform annual test and inspection of all backflow preventers with contractor. Report results of the test to the Chief Engineer.
    • Prep and repaint mechanical rooms and doors, railings, rooftop gas lines, curbs and areas identified by Chief Engineer.

    Qualifications & Skills

    Education: High School Diploma or equivalent

    Experience: Two to three years work experience in a property service or maintenance position.


    Basic Requirements:

    • The incumbent should have past work experience demonstrating a basic mechanical aptitude, ideally in trades such as HVAC, electrical or plumbing.
    • Hands on experience with basic tools and materials in the performance of maintenance repairs.
    • Valid Driver’s License and reliable transportation to properties in the Washington Metropolitan area.
    • Must be a US Citizen due to requirements to access government tenant workspace.
    • Ability to perform the physical tasks necessary to perform maintenance duties for an office property including but not limited to some heavy lifting (roughly 50 lbs. or more on occasion), working with hand tools, climbing ladders to reach roofs or replace light bulbs in overhead fixtures, crawling into and around equipment, reading instruments and using computers.
